1. INTRODUCTION AND CONTRACTUAL PARTY

These Terms and Conditions (“Terms”) govern your access to and use of our website and services. By creating an account or using our services, you enter into a legally binding agreement with:

2. SCOPE OF SERVICE

BOLIGOGLEJE.DK operates a digital marketplace for real estate in Denmark. We provide a platform for:

  • Searching and browsing real estate listings.
  • Posting standard and featured property advertisements.
  • Accessing premium property data and contact information.

3. USER REGISTRATION AND ACCOUNTS

3.1. To access certain features (listing a property or subscribing), you must register an account.
3.2. You agree to provide accurate, current, and complete information during the registration process.
3.3. You are responsible for safeguarding your password and for any activities or actions under your account.

4. LISTING RULES AND CONTENT MODERATION

4.1. Geographic Restriction: Only properties located within the territory of Denmark may be listed.
4.2. Relevance: Only real estate listings (residential, commercial, or land) are permitted.
4.3. Accuracy: Users must provide truthful descriptions and authentic photos.
4.4. Prohibited Content: We strictly prohibit fraudulent listings, spam, or advertisements for non-real estate products.
4.5. Right to Remove: Tech Centrum reserves the absolute right to monitor, edit, or delete listings that violate these Terms or are deemed inappropriate, without prior notice.
4.6. No Refund for Violations: If a paid “Featured Listing” is removed due to a breach of Section 4, no refund will be issued.

5. PRICING AND PAYMENT TERMS

5.1. Standard Listings: Free of charge.
5.2. Featured Listings: 99 DKK per 30-day period. This is a one-time service per listing.
5.3. Premium Subscription: 69 DKK per month. This provides access to full data sheets and contact tools.
5.4. Payment Methods: We accept major Credit/Debit Cards, Apple Pay, and Google Pay. All payments are processed securely via encrypted third-party providers.
5.5. Taxes: All prices are inclusive of Danish VAT (Moms) where applicable.

6. SUBSCRIPTION RENEWAL AND CANCELLATION

6.1. Automatic Renewal: Premium Subscriptions automatically renew every 30 days unless cancelled.
6.2. Cancellation: You may cancel at any time.

  • If you subscribed via our website, cancel through the “Membership Account” menu.
  • If you subscribed via a mobile app store, you must manage your cancellation through your Apple ID or Google Play settings.
    6.3. Access Period: Following cancellation, you will retain access to premium features until the end of your current billing cycle.

7. RIGHT OF WITHDRAWAL

7.1. Under the Danish Consumer Contracts Act, you generally have a 14-day right of withdrawal.
7.2. Digital Content Exception: By purchasing a Premium Subscription or a Featured Listing and requesting immediate access, you expressly acknowledge and agree that:

  • You lose your right of withdrawal once the digital service has been fully performed (e.g., once you have accessed the premium data).

8. LIMITATION OF LIABILITY

8.1. TechCentrum is a platform provider, not a real estate agent. We do not inspect the properties listed.
8.2. We are not liable for any inaccuracies in listings, the behavior of users, or any disputes arising from real estate transactions initiated on the platform.
8.3. We do not guarantee 100% uptime of the website.

9. GOVERNING LAW AND DISPUTES

9.1. These Terms are governed by the laws of Denmark.
9.2. Any disputes shall be settled by the City Court of Odense or the relevant Danish court.
9.3. You may also submit a complaint to the Danish Center for Complaint Resolution (Center for Klageløsning, Nævnenes Hus).
